Six property descriptions, and exactly what went into them

An example listing tells you little unless you know what the writer knew. So above every description below you will find the input: the features that were ticked and the agent's own observation. That way you can see where each sentence comes from.

All the descriptions below were produced with MakelAI and are unedited. Only the addresses are invented, because we do not put real clients' properties on a marketing page.

Warm and inviting

A 1930s house that keeps the afternoon light to itself

Behind the original front door sits a house that wears its age well. The stained glass is still there, the ceilings are high, and the through-lounge opens onto a garden facing south-west. From about two in the afternoon the light moves in and stays until dinner is on the table.

Downstairs runs a living room nearly seven metres deep, with the kitchen at the back and a view over the garden. The first floor holds three bedrooms and a bathroom with a tub. The fixed staircase leads to an attic that could become a fourth bedroom without much persuasion.

The garden faces south-west, with rear access and a brick shed. Room enough for a long table and the people who come with it. School around the corner, the station eight minutes by bike, and the market square within a quarter of an hour.

243 wordsPlain English

What works here: the agent's observation about the light became the opening paragraph. That is the kind of detail that separates a description from an advert, and it is the only part that was typed by hand.

2. Apartment

Clear and businesslike

Move-in ready apartment on the fourth floor, city at your feet

This 74 m² apartment sits on the fourth floor and is reached by lift. Energy label A, so heating costs stay low. The roof was replaced last year by an owners' association that keeps its affairs in order, which saves you a good deal of bother in the years ahead.

The living room has windows across the full width and looks out over the rooftops. The open kitchen comes with built-in appliances. Two bedrooms, both wide enough for a double bed, and a bathroom with a walk-in shower.

The balcony faces east, which is exactly right for coffee before you head out. Bike storage downstairs, a parking permit available on application, and the central station ten minutes away by bike.

What works here: with an apartment, different things carry weight. The owners' association and the roof sit in the first paragraph, because that is what makes a buyer nervous. The tone is more businesslike, which suits this reader.

3. Detached

Detached living on 1,100 m², with the meadow as your back neighbour

You pull onto the drive and it goes quiet. This detached house of 210 m² stands on a plot of 1,100 m², looking out over the meadow at the back with not a single neighbour in view. The solar panels face south and turn a tidy profit.

Inside, the living room runs through to the French doors, with a wood burner for the months when it is dark by five. The kitchen-diner has room for a table everyone fits around. Five bedrooms across two floors and two bathrooms.

The separate barn currently serves as a workshop and holds a car, a good deal of tooling, and whatever plans you have for both. A village with a school and a supermarket five minutes away, the motorway within a quarter of an hour.

A terraced house you can move straight into, with a kitchen from last year

For anyone done with renting who does not want to start with a building project. This terraced house of 92 m² has a kitchen that was replaced last year, three bedrooms and a garden with rear access to the bike store.

The living room runs front to back, with the kitchen on the garden side. Upstairs, two generous bedrooms and a bathroom with a shower. The third room is in the loft and currently serves as a study.

The garden faces north-east, so it stays cool in summer and suits anyone who would rather sit in the shade. It is a neighbourhood with plenty of young families, a primary school within walking distance and a supermarket around the corner.

172 wordsPlain English

What works here: a north-east facing garden is not a selling point, so it is not dressed up as one. It says what it is and gives a reason someone might like it. That reads more honestly than "delightful garden".

5. New build, no photos

New build home of 118 m², completion autumn 2027

A house still to be built, so what you are buying is a floor plan and a promise. What is fixed: 118 m² of living space, four rooms, a south-facing garden and energy label A++ through a heat pump with underfloor heating.

The layout is not settled yet. You can choose an open or a closed kitchen, and the fourth room upstairs can be finished as a bedroom or a study. Decide early and you get a say.

Completion is scheduled for autumn 2027. Until then you pay no mortgage costs on the part that has not been built.

145 wordsPlain English

What works here: without photos a model can see nothing, so everything comes from the ticked features. The text also makes no attempt to suggest an atmosphere that does not exist yet. With new build that is both more honest and less trouble at handover.

6. Rental

Furnished apartment of 58 m², available immediately

A furnished apartment of 58 m² with one bedroom, available immediately. Internet and water are included in the rent.

The living room has an open kitchen with a dishwasher and combination microwave. The bedroom takes a double bed with a wardrobe. The bathroom has a walk-in shower and a washing machine connection.

Pets are not permitted, and neither is smoking indoors.

88 wordsPlain English

What works here: tenants read differently from buyers. They want to know whether they are allowed, what it costs and when it is free. Shorter, more businesslike, with the house rules in it.

What these six have in common

  • None of them opens with "situated in a quiet residential area". That sentence has never persuaded anyone.
  • Each mentions at least one thing you only know if you have been there.
  • None of them writes away a drawback; they give it a reason instead.
  • They close with the surroundings, because that is what people take with them when they click away.
  • They stay under 260 words.
