Step 1: your photos
You upload the photos you take anyway. Five to twenty works best: enough to show the property, not so many that it slows down.
What happens then: the photos go to the language model, which infers how the rooms are laid out, what condition the finish is in and what kind of atmosphere the property has. A bright living room with high ceilings looks different from a closed-off seventies kitchen, and that difference comes back in the tone of the description.
What does not happen: no dimensions are derived from your photos. A photo tells you nothing reliable about square metres. Those come from step two or they do not appear.
Step 2: the features
Multiple choice, not free text. That is deliberate: typing is precisely the part that costs time, and it is also where mistakes creep in.

- Sale or rental, and the asking price
- The tone you want: warm, businesslike or vivid
This is the most important rule in the whole system
What you do not tick does not appear. No step fills in anything you did not supply.
That sounds obvious, but it is exactly where general chatbots go wrong. They fill a missing detail with something plausible for that property type, and then there is a fireplace in your listing that does not exist.
Step 3: your own eye
One text field, and this is the most important of the three steps. Here you put what you saw when you stood there. The original stained glass. The light that arrives at two in the afternoon. The neighbour who has lived next door for forty years.
This is what no model can invent, and it is precisely the difference between an advert and a description someone finishes. One or two sentences is plenty.

Within half a minute you have a complete description of around two hundred words, with a structure that holds: opening, layout, outdoor space, surroundings.
