All amounts exclude VAT. For an office with an average portfolio, Agent is enough; Office is meant for anyone consistently handling more than fifty properties a month.
What a credit is
One credit is one complete property description. Kept simple, because tiered pricing only complicates the invoice.
- Not happy with the result? Rewriting within the same job costs no extra credit.
- Credits are added at the start of each subscription month.
- Unused credits expire at the end of the month and are not paid out.
- Run out? You can move up to a larger plan mid-month.

At ten properties a month and an hourly rate of eighty-five euros, writing them yourself costs well over six hundred euros of your own time. The subscription costs fifteen. That is the whole sum.
The free month
One month, ten credits, no card. Nothing is charged and no subscription starts. The trial simply ends, and you hear nothing more from us unless you carry on yourself.
The descriptions you make in that month stay yours. Including if you leave.
Cancelling
One click in your account. No notice period, no phone call, no registered letter. Your subscription runs to the end of the period you have already paid for and stops after that.
We do not refund a period that has already started, except where the law requires it. That is also set out in the terms and conditions.
Frequently asked questions
What does a property description cost with MakelAI?
On the Agent plan at fifteen euros a month you get fifty credits, so thirty cents per description. On Office at thirty-five euros you get three hundred credits, which works out at twelve cents each. The first ten are free.
Do I need a card for the trial month?
No. The trial works without payment details. Which also means nothing can be charged, and the trial ends by itself.
Do the prices include VAT?
No, the amounts shown exclude VAT. As a business you can usually reclaim it.
Can I switch plans mid-subscription?
Yes. You can move to a larger or smaller plan at any time. The change takes effect at the next period.
What happens when my credits run out?
You cannot create new descriptions until the next month starts, or you move up to a larger plan. Your existing descriptions stay available.
