What comes out

Not a pile of sentences to assemble yourself. You get running copy with a structure that holds: an opening that catches attention, the layout floor by floor, the outdoor space, and a closing paragraph about the neighbourhood. Between 180 and 260 words, because beyond that readers drop off.

What it deliberately does not do

This is the difference between a generator built for estate agents and a general language model you feed an address.

  • It invents no features. A general model that is missing a detail fills the gap with something plausible for that kind of property. A fireplace, a dormer, a shed. Here the generator works from fixed fields: what you do not tick does not go in.
  • It does not estimate floor areas from photos. A photo tells you nothing reliable about square metres. Those come from your input or they do not appear.
  • It makes no claims about structural condition. Whether a foundation is sound is for a surveyor, not a language model.
  • It stays away from legal matters. Ground lease, permits and zoning are left alone.

Bilingual by default

You can produce the same property in Dutch and in English. Useful if you let to expats, sell to international buyers, or run a bilingual website. The English is written as English, not run through a translator afterwards.
