Property descriptions that sell. Done in five minutes.
The first viewing happens on a screen. MakelAI writes the text that moves buyers from scrolling to booking, with your read on the property in it. You bring the photos and your judgement, we bring the words.
- No card needed
- Ends by itself, no cancellation maze
- 10 texts to play with
Used by estate agencies across the Netherlands
Every listing costs you an hour. Every single time.
You have seen the house, you know exactly why it works, and then you are staring at an empty screen at half past seven in the evening. Hunting for another word for "charming", because you used that one three times last week.
That text decides whether anyone clicks through. Buyers look at the photos, read the words, and only then work out whether the place is worth a phone call.
- Writing it yourself
Takes 30 to 60 minutes per property, and it always lands at the moment you should be doing something else.
- Hiring a copywriter
Good copywriters are worth their fee, and the invoice shows it. Plus a day of waiting for the first draft.
- Recycling the last one
Fast, but then every house reads like every other house. Buyers pick up on that immediately.
- MakelAI
Five minutes, your words in it, every property with its own story. From 30 cents a text.
From a handful of ticks to a listing-ready text
Pick a property type and see what comes out the other end.

A 1930s house that keeps the afternoon light to itself
Behind the original front door sits a house that wears its age well. The stained glass is still there, the ceilings are high, and the through-lounge opens onto a garden facing south-west. From about two in the afternoon the light moves in and stays until dinner is on the table.
Downstairs runs a living room nearly seven metres deep, with the kitchen at the back and a view over the garden. The first floor holds three bedrooms and a bathroom with a tub. The fixed staircase to the attic leads to a fourth room, which is not there yet but asks very little to become one.
The garden faces south-west, with rear access and a brick shed. Room enough for a long table and the people who come with it. School around the corner, the station eight minutes by bike, and the market square within a quarter of an hour.

Move-in ready apartment on the fourth floor, city at your feet
This 74 m² apartment sits on the fourth floor and is reached by lift. Energy label A, so heating costs stay low. The roof was replaced last year by an owners' association that keeps its affairs in order, which saves you a good deal of bother in the years ahead.
The living room has windows across the full width and looks out over the rooftops. The open kitchen comes with built-in appliances. Two bedrooms, both wide enough for a double bed, and a bathroom with a walk-in shower and vanity unit.
The balcony faces east, which is exactly right for coffee before you head out. Bike storage downstairs, a parking permit available on application, and the central station ten minutes away by bike.

Detached living on 1,100 m², with the meadow as your back neighbour
You pull onto the drive and it goes quiet. This detached house of 210 m² stands on a plot of 1,100 m², looking out over the meadow at the back with not a single neighbour in view. The solar panels face south and turn a tidy profit.
Inside, the living room runs through to the French doors, with a wood burner for the months when it is dark by five. The kitchen-diner has room for a table everyone fits around. Five bedrooms across two floors and two bathrooms.
The separate barn currently serves as a workshop and holds a car, a good deal of tooling, and whatever plans you have for both. A village with a school and a supermarket five minutes away, the motorway within a quarter of an hour.
"I already use ChatGPT, though?"
Fair point, and you are far from alone. ChatGPT writes perfectly good English, that is not where this falls down. It comes unstuck on two other things: everything you have to feed it before you get a usable text, and what quietly gets made up along the way.
| Topic | A general chatbot | MakelAI |
|---|---|---|
| What you have to enter | You type out every feature: year built, layout, floor areas, aspect, atmosphere. Typing that takes about as long as writing the text yourself. | The photos you already take, plus a few ticks. You only type the one thing you noticed yourself. |
| Features that are not there | A gap in the information gets filled with something that sounds plausible for that kind of house. A fireplace, a dormer, a shed. | Works from fixed fields. What you do not tick does not end up in the text. |
| How it reads | Everyone uses the same model with the same default style. Your competitor three streets over produces a text suspiciously like yours. | Tuned to property writing, with a different structure per property and a tone you choose. |
| Being found | Has no idea what house hunters actually type in when they are looking for a place like this. | Works in the town name, property type and the search terms that matter in your area. |
| Keeping the standard | Rises and falls with your prompt. Four colleagues each keeping their own prompt produce four different standards. | Everyone in the office walks the same steps and gets the same standard back. |
| Finding it again | Somewhere in your chat history, between the holiday planning and the birthday poem. | Stored per property, easy to find and edit again. |
The expensive mistake: a fireplace that is not there
This is the real risk with a general chatbot. When the model is missing a detail, it fills the gap with something that fits that kind of property. A boiler from 2019. A dormer window. A twelve square metre shed. It reads smoothly, it just is not true.
And then it sits in your listing, under your name, with your duty of disclosure attached. Most of the time you catch it on the read-through. The one time you miss it, it becomes an awkward conversation at handover.
For the sake of honesty: MakelAI runs on a language model too. The difference sits in everything around it. The questions you get asked, the fields that are fixed, the photos that are read, and the control you keep afterwards.
Three steps. That is the whole thing.
No training course, no implementation project. You are working within a minute.
Upload your photos
The same photos you put online anyway. MakelAI reads them and picks up the layout, the finish and the feel of the property.
Tick the features
Floor area, year built, energy label, aspect. Multiple choice, so you barely type. Two minutes, done.
Add your own eye
That one detail you noticed at the viewing. That is the difference between a text and your text.

What you get out of it
Time, visibility, and an invoice that looks a good deal friendlier.
Back in your diary, per property
A good property text normally costs you 30 to 60 minutes. With MakelAI you are done in five. At ten properties a month you win back close to a full working day, and you can spend that on viewings, valuations and the conversations you got into this for.
Easier to find
Every text is written with the terms house hunters actually search for. Town name, property type, the words people type when they want a place like this. That brings them to your own site instead of only to the portals.
From 30 cents a text
For the price of one hour of copywriting you can write your entire portfolio for a year. No quotes, no waiting, no extra charges.
Every property its own story
No two texts that read alike. Not even when you are selling two identical terraced houses on the same street.
Trained on real property writing
MakelAI knows a loft from an attic, knows what a through-lounge is, and will not write "beautifully situated object". Plain language, because that is where nobody drops off.
What does writing cost you right now?
Set the sliders to your situation. No assumptions from us, just your numbers.
That is what writing takes now. With MakelAI it becomes 0,8.

What agents ask us
Why use this when I already have ChatGPT?
ChatGPT handles the writing perfectly well. The difference sits in what you have to feed it and what gets invented along the way. In a chatbot you type out every feature of the property, and that takes about as long as writing the text yourself. When information is missing, a general model fills the gap with something that sounds plausible for that kind of house, and that then sits in your listing under your name.
MakelAI works from your photos and fixed fields, so what you do not tick does not go in. It also works in the terms house hunters search for and stores your texts per property. See the comparison point by point.
Will buyers notice the text was written by AI?
Not if you give it two minutes. MakelAI writes in plain language and leaves out the stock phrases everyone reads straight past. More to the point: in step three you add your own observations, and those are exactly the things no model can invent. The text comes back editable, so you decide the final version.
What happens to my data and photos?
Your photos and data are used to produce your text and nothing else. Your texts are yours, including after you leave. Processing is done in line with the GDPR.
Read the privacy statement for the detail on retention periods and processors.
How quickly am I actually done?
Uploading photos takes a minute, the multiple-choice questions take two, and your own addition takes one more. The text itself arrives within half a minute. Reckon on five minutes start to finish, including a final read.
What exactly is a credit?
One credit is one complete property text. If the text does not land, you can have it rewritten without spending another credit. Unused credits expire at the end of the month.
Will this really make me easier to find?
Property texts with the right search terms in them do better in Google than texts that merely read nicely. MakelAI works in the town name, property type and the terms house hunters search for in a way that still reads naturally. That helps most on your own website, where you are competing with the portals.
Do I have to be an estate agent to use this?
No. Letting agents, developers, property managers and private sellers use MakelAI too. If you have a property to present, you can work with it.
Can I just stop?
Yes. One click in your account and it runs out at the end of the month you have already paid for. No notice period, no phone call, no registered letter.
I am missing a feature. Can I request it?
Please do. A good deal of what MakelAI does today was suggested by agents who emailed us. Send your idea to info@makelai.nl.
