Where it is not ready
- Valuation. A model that names a price does so from patterns, not from this property. A valuation is human work with liability attached.
- Structural assessment. Recognising cracks in a photo is not the same as knowing what they mean.
- Legal advice. Ground lease, permits, title splits. Here a model sounds convincing and is regularly wrong, which is the most dangerous combination there is.
- Floor areas from photos. There is no reliable way to get square metres out of an image. Anyone promising that is selling you a risk.
Three things to watch

Invented detail
Every language model fills gaps with what sounds plausible. In a listing that means a fireplace that is not there. Choose tools that work from fixed fields, and always read the result.

Personal data
Details about a vendor are personal data. A divorce, a bereavement, a financial situation: that does not belong in a chatbot without a data processing agreement. Business interfaces usually have one; consumer accounts do not.

Who is responsible
You are. Always. A model is a tool, not a colleague. What appears in the listing appears under your name and falls under your duty of disclosure.
What it saves in hours
Run the numbers for your own office. A property description takes thirty to sixty minutes by hand. At ten properties a month and an hourly rate of eighty-five euros, that is a substantial cost nobody ever invoices, because it counts as "part of the job".
Which is exactly why descriptions are the first place AI lands in this industry: the work repeats, it happens often, and the quality is measurable.
How to judge a tool
Five questions that cut through most of the noise:
- What do I have to put in before anything usable comes out? If the answer is "type everything", you save nothing.
- What does it do when information is missing? Invent, or report?
- Where does my data sit, and is there a data processing agreement?
- Who owns the output, and do I keep it if I leave?
- Can I try it for a month without handing over payment details?
